Simply, if where you live doesn’t have the right formula for cash flow, or meet what you want in terms of returns, real estate allows you to invest ANYWHERE!

 

We want to teach you about market history, the market cycle, and how you can use this information to your advantage when choosing a market to invest in.

 

One of the first questions people ask us as a real estate investors is “What if the market goes down?” I always tell them, “You know what? The market will go down.”

 

This is one of the guarantees of investing in real estate… everything is cyclical, so the market will go down, it will go up, and it will go down again.

 

It’s not about buying in a market that’s going up in value, It’s about buying in the market that has stable economics and good cash flow.

 

This is an example of Invest Where Returns Are Best.

 

Our first instinct as investors is to invest where we live. What if where you live doesn’t have the right economics for the ROI you want? Real estate offers the ability to invest anywhere in the country (or out of country for that matter!)

Now, the second of our Key Concepts is Invest Where Returns are Best. This is important because, um, I want you to know that no matter what your local market is doing, You can make money as a real estate investor. So if you’re a local market is, is say at the, at the bottom or at the top, you know, I’ll back up for a second.

When I, when I, when I talk to people about being a real estate investor, one of the first questions they ask me is, well, what if the market goes down? And I say, you know what? The market will go down. This is one of the guarantees of investing is a real estate of anything. Everything is cyclical. So the market will go down and it will go up and it will go down.

It will go up and history has shown us that it goes up and down all the way up. So expect an oscillation in the market always expect the market to go up and down and up and down. And I’ve said before that I don’t care. If my property is worth a million dollars or a dollar, it could go up and down all day long, as long as I’m getting paid rent for it.

As long as it’s cash flowing. Now I do care if it’s worth a million dollars or a dollar, because I’m going to be able to flip to myself. I’m going to be able to do certain things and execute certain strategies as the value goes up. But I’m not counting in the value going up. To run my business. I’m counting on the cashflow and this is a fundamental difference from Keyspire and virtually every other organization I’ve seen that, that, you know, or every other philosophy I should say is that, you know, by him appreciating markets buy in markets that are going up in value.

Well, every market is going up in value and every market will go down as it goes up. So that’s a consistent thing about real estate. It will go down and it’ll go up. So for us at Keyspire, it’s not so much buying in a market. That’s going up in value. It’s about buying in the market that has stable economics and good cashflow.

And so this is an example of invest where returns are best if, where you live. Because our first instinct is investors too, is to invest where we live. If where you live, doesn’t have the right formula, the right recipe, real estate offers the ability to invest anywhere in the country and putting the right things in place.

So you can invest anywhere in the country. You can get the best returns and you don’t have to go move and go live in different places. So I liked the philosophy of investment returns are best. That puts stability in your business. It allows you to invest anywhere where the returns are best and anywhere.

That’s the right situation for you at the end of the day. Here’s the, you know, here’s an example of the market cycle and here’s, here’s a graph of the market history in Canada, right? So we see, we have a big dip here and then we go up and down and up and down and up and down, up and down all the way up.

If you take the trend line, we’re getting a three or 4% return. Uh long-term. That’s why we like to buy and hold long-term. Uh, this is the simplified version, different areas of the market cycle we’ll have different strategies. So we’re going to use a different strategy here than we would here. And were you, it’s a different strategy here than we would here.

So we’re, you use different strategies and different tools at different stages of the market. This allows you to be able to invest in any market at any time to get the best returns investment returns are best is truly a, a mind shifting and groundbreaking, foundational philosophy that will help you explode your business now or in the future.
